Most front load washers have a removable filter in the pump housing that can be cleaned.  Many of these washer filters are not accessible to home owners. It is important to check periodically because objects can get lodged in the filter causing the washer not to drain properly.

• Leave your door and dispenser drawer partly open after use to allow washer tub and door boot to dry out.
• Using a manufacturer recommended washer cleaner once a month to clean out residue and odor from the outer tub and drain system.

Dishwashers

Checking over all the main components under the dishwasher for leaks can save the subfloor in your home from rotting.  Many times if gone unchecked you will not notice a leak until it is too late.  Some dishwashers have a filter that is inaccessible to the home owner.  The wash motor assembly may need to be partially disassembled to be able to clean debris and food particles that have built up over time.  This will cause poor washing performance.
